Last year, Small Change completed a crowdfunding raise for Starter Home Two, a project being developed by OJT (Office of Jonathan Tate). The project will build two new single-family homes on vacant lots in New Orleans’ Milan neighborhood.
This project is designed to respond to issues of vacancy and affordability and will be on the market at an affordable cost to first-time buyers. The plans take irregularly shaped vacant lots, which are often overlooked as they come with inherent difficulties, and puts them to active use in the city. We thought we’d see what else you can buy close by.
Just a block away is this adorable little house for $320,000. It’s a 4 bedroom, 2 bathroom, 1600sqft shotgun house.
Looking for something bigger? Just 2½ blocks away you can get 3800 square feet for $465,000. It’s a double with two sides. One unit has 3 bedrooms and 2 bathrooms, while the other is a one bedroom with 1 & ½ bathrooms. Just a little sprucing up required.
The price per square foot varies from just $84 for one requiring a lot of work to $200 for a remodeled house. Of course a 100-year-old house might need more maintenance than a newer one.
The market in New Orleans is varied, as shown by the listings in Milan. A healthy city is a city with options for all housing types at all scales. By activating irregularly shaped vacant lots with an affordable design, the Starter Home model should add to this dynamic mix.
